Winter Park Untamed: Get to Know the Neighborhoods Outside of Subdivisions Along and Off Vasquez Road, Idlewild Lane, Arapahoe Road, and Other Quiet + Cozy Corners of Winter Park 

The secret is out on living in Winter Park. Five minutes to the base of Winter Park Resort, ten minutes to the base of Mary Jane, a quick drive to Denver (and DIA for those who travel often), our quaint little town offers easy access to all the mountain adventures you could dream up! And living just outside downtown Winter Park, while still within town limits, gives you that peaceful mountain retreat feel while still being a quick walk or bike ride to Main Street and its restaurants, shopping, and calendar full of (primarily free) events. Even better, you're right in the neighborhood to hop on the epic trail system that runs around and through Winter Park, connecting to Fraser via over 600 miles of trails for hiking, mountain biking, cross-country skiing, snowmobiling, and enjoying views for days right out your back door!

TOWN GONDOLA + MOUNTAIN RAIL

The new Town Gondola , set to break ground any day now, will only make Winter Park living even better: take the Gondola right across from Cooper Creek Square (and our West and Main office!) to head up to the ski area right from town, then take the ski-back trail down to your car after a day - or even a quick lunch break - on the mountain! Part of the broader "Connect Winter Park" initiative, the Gondola is just one step toward making Winter Park an easy-to-reach, friendly-to-use resort town. One huge part of the initiative is the Mountain Rail. It's set to bring daily train service from Denver to Granby (with stops in Winter Park) and plans to begin service in November 2026. You'll be able to skip the  I-70 corridor and make that mountain-living dream even better!

WINTER PARK SUBDIVISIONS

Living in and near downtown Winter Park is about as good as it gets - the perfect balance between access to it all and a mountain getaway from it all. The Town of Winter Park has a wealth of opportunities to live in well-planned subdivisions or condominium communities, many with amenities and services that make life that much better. Take a drive up Vasquez Road in Winter Park and see hundreds of properties that give you access to it all without the HOA, including many new builds and several with character that give that ski-town of yore vibe. Think the enclave of single-family homes on Idlewild Lane, the gems on Arapaho Road and its cul-de-sac offshoots, the homes that climb up Timber Drive from Arapaho Lane, the loop around Van Anderson Lane, and the homes off Pine Cone Lane (nestled right between Alpine Timbers and Elk Run). You don't have to live in a subdivision to enjoy the perks of Winter Park living - and the perks of not living in one could be just what you're looking for! 

BENEFITS OF NON-SUBDIVISION LIVING IN WINTER PARK

Minimal or no HOA fees, fewer restrictions on what you can do with your property, and often more flexibility with short-term rentals if that's part of your plan. These non-subdivision properties give you a little more freedom to make the place your own with all the perks of living in town. Want to paint the exterior? No need for HOA approval. Have a few cars that need to be parked? No parking regulations - you typically have plenty of room for snow gear, trailers, and extra cars. Thinking of changing up the landscaping? Go for it. Part of the beauty of these homes in Winter Park is their individual personality, so you can find the one that is the right fit for you, your family, and/or your real estate goals. 

And you're still on city water and sewer. You still live in an area in which people take pride in their homes and keep them well-maintained. You're still minutes from Winter Park Resort. You have a little more freedom and variety than you would in a traditional subdivision. 

THE STATS

Idlewild Lane has about 25 homes, built between 1961 and 2018. Most are single-family homes averaging around 1,700 square feet sitting on lots averaging about 0.2 acres. Vasquez Road runs along Vasquez Creek and includes a range of single-family homes, from smaller older properties to larger newer builds. Arapahoe Road and its offshoots have several single-family homes with an average lot size around 0.6 acres, a huge win in terms of lot size for homes in Winter Park! Timber Drive, a left off Arapahoe coming from town, has about 20 homes, with lots averaging around 0.4 acres. Homes on Timber Drive tend to run larger, often 3,000-6,700 square feet, with several custom and log-style builds. Pine Cone Lane has about 20 homes, on lots averaging about 0.3 acres. It's a dead-end/cul-de-sac street, and homes range from older 3-4 bedroom cabins and townhomes to newer builds over 5,000 square feet. And while there are several condo complexes on Van Anderson Drive, there are a handful of independent single-family homes as well. 

LOCATION

I really can't say enough about the beauty of living in and near downtown Winter Park - it makes an ideal home base for taking advantage of summer and winter fun in Grand County. Walkable + bikeable to downtown Winter Park, a few miles from Winter Park Resort, and right on Fraser Valley's extensive trail system, you're in the heart of it all while feeling away from it all. 

Five minutes from the grocery store, minutes to fishing on the Fraser River, twenty minutes from world-class golfing, a little over half an hour to the three lakes region, and less than an hour to Rocky Mountain National Park, everything Grand County has to offer is convenient and accessible from this highly sought-after location. 

Travel for work? Homes in Winter Park are just an hour and half from DIA, making it one of the fastest mountain commutes to the airport. And access to the city is quick - Winter Park is an hour's drive from the west side of the Denver metropolitan area. 

UTILITIES

All lots in the Town of Winter are on municipal water and sewer and included in Grand County Water & Sanitation District 1: learn more about their tap fees and monthly service fees. Homes in Winter Park have access to natural gas (through Xcel Energy) and electricity (through Mountain Parks Electric). High-speed internet is also available in Winter Park: Starlink, Xfinity, Century Link, Hughes Net, and ElektraFi all offer internet options, availability and pricing dependent on location. Trash service is not included with these properties: homeowners can choose from one of Grand County's curbside trash pick-up providers (Waste ManagementThe Trash Company, and Ranch Creek Waste) or utilize Fraser's pay-as-you-throw and free recycling facility, The Drop
