You may have noticed a flurry of activity and construction as you pull into downtown Winter Park these past few years, along with some homes that might have you thinking, "I'd love to soak in the sunset on one of those rooftop decks!" Homes in Winter Park proper have historically been few and far between. They tend to get snagged up almost as soon as they hit the market, especially single-family homes. One obvious solution? Build more. Enter: ROAM.
The ROAM community is creating new opportunities to live close to the heart of town. It runs along the Fraser River on the east side of Highway 40, giving homeowners easy access to in-town luxuries while still providing out-your-door adventure.
Living in ROAM is relatively turnkey. The neighborhoods are designed for people who prefer spending their time enjoying the mountains over maintaining a home. The development spans 165 acres between Rendezvous Way and the former Beaver's Village Lodge. The first phase includes 218 residential units and 23,000 square feet of commercial space. When complete ROAM should have roughly 550-600 homes, including condos like those in the Timber Fox development.
ROAM is led by Bob and Suzanne Fanch, co-owners of Devil's Thumb Ranch in Tabernash and the team behind the Headwaters Center on the north end of Winter Park. Their focus on sustainability and respect for the natural environment is clear in both projects, and they are carrying that same mindset into the establishment of ROAM.
One neighborhood within ROAM that may be worth a closer look, especially if you're in the market for a single-family home, is Wilds 360.
WILDS 360
If those rooftop decks look like living the dream, Wilds 360 might just be your next home. The development's name speaks to the 360-degree views of the Continental Divide and resort you'll have off that deck! The prime location in this gem of a development is ideal for taking advantage of all Grand County has to offer, with ease and luxury. Homes in Wilds 360 sit on approximately 1,300 square feet of land and optimize vertical height with three levels in addition to the rooftop deck. Construction of the development began in 2021, with additional homes still in progress.

The development consists of single-family homes with three to four bedrooms and three to three and a half bathrooms. Typically around 3,000 square feet of livable space spread across three floors plus a rooftop deck, Wilds 360 homes feature attached two-car garages, either side-by-side or tandem, with options for additional storage and gear space. Paved roads and low-maintenance design support easy living, while upscale finishes include knotty alder doors and trim, wood-cased windows, hand-troweled walls, hardwood floors (with a luxury vinyl plank option), in-floor radiant heat, gas fireplaces, and insulated, heated garages.

Outdoor living is prioritized, with three private outdoor spaces including a rooftop deck equipped with a snow-melt system, open-air roof, and community dark-sky design for stargazing. Homeowners can enjoy panoramic views of the Continental Divide and the ski resort, with options to add a rooftop bar or outdoor kitchen. Homes feature a combination of lap and board-and-batten siding with semi-solid stain finishes, stone veneer accents, and metal siding with a natural oxidized look. Metal railings and standing seam metal roofing elements add durability and clean lines. The homes have various color palettes, but they're all relatively neutral and give off those mountain-modern vibes!
LOCATION
ROAM’s Wilds 360 neighborhood is located on the southern end of downtown Winter Park, along Exploration Trail, Ramble Lane, and Ski Idlewild Road, just east of Highway 40 and across from Beaver Village Condominiums. The development is within walking distance of all Winter Park's Main Street has to offer: think shops, restaurants, and a calendar full of events at the Rendezvous Event Center. And best of all? It's a short walk from the future Town Gondola!
The neighborhood sits along the Fraser River, with prime fishing access and the paved Fraser River Trail running right through the community. Winter Park Resort is a quick five-minute drive, and the new hospital with a state-of-the-art emergency room, The Foundry Cinema & Bowl, and the Grand Park Recreation Center are just a few minutes down the road on the north end of Winter Park's downtown.
The location offers convenient access to year-round Grand County fun. World-class golf courses can be reached in about twenty minutes, the Three Lakes region in just over thirty minutes, and Rocky Mountain National Park in under an hour. For travel and commuting, the neighborhood is just 70 minutes from Denver’s west side and about 90 minutes from Denver International Airport, providing relatively easy access to the city while still getting to live that mountain dream!
COMMUNITY CLUBHOUSE
Not only do homes in ROAM's Wilds 360 neighborhood boast views that don't stop, convenience, high-end finishes, and location, but a new community clubhouse is also in the works! They are pulling out all the stops to fill the clubhouse with sought-after amenities that are rare to find in one place here in Grand County. The 5,500-square-foot building, set within 12,900 square feet of amenity space, will be home to a fitness center, yoga studio, game room, soft-seating lounge with a fireplace, skate fitting and warming room, and a community events space complete with a kitchen for gatherings. Outside, members can enjoy the outdoor pool and hot tub, fire pits, a grill and picnic area under a pergola, and a fishing pond (which becomes an ice skating pond in the winter months).
Currently under construction on the site of the old Beaver's Village Lodge, the clubhouse will pay tribute to the historic lodge that welcomed guests as far back as 1950. The iconic building sat at the entrance to the Town of Winter Park, and many felt it provided a warm and familiar welcome to Main Street. Unfortunately, the building could not be salvaged as hoped (due to safety concerns), but the ROAM developers still want to honor Winter Park’s history. The design of the new clubhouse thoughtfully incorporates architectural elements inspired by the original lodge, including a classic A-frame influence with pronounced gables, masonry details, and a gray-tinted exterior reminiscent of the historic structure. They even salvaged the original Beaver Village Lodge sign, and plans are in place to reuse elements such as the fireplace and mantle—paying homage to the past in what will become the new Roam Beaver’s Lodge.
And homeownership in any ROAM development will include access to the new clubhouse! Residents of the community at large will have the opportunity to purchase memberships.
UTILITIES
Homes in Wilds 360 are served by reliable, modern utilities. City water and sewer service is provided by Grand County Water and Sanitation District No. 1, while electricity is supplied by Mountain Parks Electric and natural gas by Xcel Energy. All homes feature radiant heat and modern smart-home technology throughout. Homes include WiFi-enabled door locks, smart heating control systems for efficient year-round comfort, and new gig-speed fiber internet from CenturyLink, delivering 100% fiber connectivity across the neighborhood
HOMEOWNERS ASSOCIATION
While some ROAM developments do have HOA fees (primarily for condos covering shared maintenance, common areas, trash removal, insurance, etc.), Wilds 360 currently has no formal HOA or dues, which is a total win for homeowners! Roads within Wilds 360 are maintained by the Town of Winter Park, while snow removal and trash services are the responsibility of individual homeowners. There are no covenants or restrictions on short-term rentals within Wilds 360, making an investment in a Wilds 360 home a great option for buyers looking for an income-producing property.
