LOCATION
Truly one of the best locations in town, Trailhead Lodges condos are steps away from downtown Winter Park's hub of activity: Hideaway Park + Rendezvous Event Center. Pack a picnic and walk across the street for concerts in the park in the summer, or simply pull up a chair on your balcony! Enjoy the grassy lawn, playground, and skate park - practically in your backyard! In the winter, pack some hot chocolate walk over to the town sledding hill (complete with complimentary sleds and tubes). The new paved Fraser River Trail even runs between the complex and the Fraser River, with plans for future expansion and connection underway. UNITS
Each of the eight buildings in Trailhead (built between 2008 and 2015) has 12 units with varying floor plans, ranging from 850 sq. ft to almost 2,000 sq. ft. with 1 bed/1 bath, 2 bed/2 bath, 3 bed/2 bath, and 3 bed/3 bath options. A handful of the three-bedroom units even have an additional flex space that can be used as a bunk room or office, giving them the appeal of four-bedroom units (optimizing rental income should that be on your radar).
Buildings have three levels with four units per level, an ideal layout that makes all units end units, maximizing natural light and minimizing shared walls as well as allowing for each unit to have its own private deck. Elevators in each building make carrying luggage, groceries, and ski gear to the top two levels a breeze. And some units even have private ski lockers, making it easy to store gear without having it take up space in the home!
FLOOR PLANS + FINISHES
The single-level open floor plans are thoughtfully designed, optimizing space and efficiency. Window placement is designed to maximize views, many with direct views of the Continental Divide and Winter Park Resort. In-floor radiant heat, 9 foot ceilings (with vaulted ceilings in third floor units!), built-in pantries, and natural gas stone fireplaces can be found in each unit. The finishes give that luxury mountain feel - units were originally built with hardwood cabinets, granite countertops, knotty alder trim and doors, hardwood flooring in kitchens/hallways, and tile in bathrooms.
AMENITIES
One of the biggest benefits of owning a home in Trailhead Lodges is access to The Commons - a 5,000 sq. ft. clubhouse and pool area located directly in the center of Trailhead Lodges' eight buildings. Home to one of the only heated outdoor pools in the Winter Park area, homeowners and guests can swim in the pool or soak in the outdoor hot tub year-round. A covered patio complete with tables, gas grills, and a gas fire pit sits adjacent to the pool, creating an outdoor space for community connection and gathering with family and friends. Inside the clubhouse, you'll find a great room with couches, a gas fireplace, and a flat screen TV-perfect for movie night or a big game. The space even has a full kitchen/bar area, making it easy to prepare snacks or host a special event. A game room and a workout room complete the well-appointed clubhouse.
PARKING
Parking passes are given dependent on number of rooms in a unit. Three-bedroom units get three parking passes, two-bedroom units have two passes, and one-bedroom units get one pass. Of note, parking is on a first-come, first-served basis, and spots are not reserved.
UTILITIES
All homes in Trailhead Lodges are on city water and sewer and connected to natural gas. Cable TV and high-speed internet are hooked up in every unit, and community dumpsters are provided for trash removal. All units are washer/dryer ready, and most are equipped with them.
HOMEOWNERS ASSOCIATION
Homeowners association fees cover cable TV, internet, water + sewer, electricity, insurance, road maintenance, snow removal, trash, clubhouse/pool maintenance, and exterior maintenance (including elevators).
The Trailhead Lodges Condo Association has established covenants to create a respectful community and ensure consistency in the condominium complex. It's important to note regulations around remodels: exterior changes cannot be made, and some limitations are placed on interior changes, specifically around flooring. To help mitigate noise transmission to lower units, units on the second and third levels can only install hard flooring in areas designated as hard floors in the original floor plans. With a few exceptions, remodels must be completed by a licensed contractor.
Other notable covenants regulate the use of the parking lot. Vehicles and equipment like boats, campers, off-road recreational vehicles, trailers, and tractors cannot be parked in the parking lot for over 72 hours. Car maintenance and repairs are not allowed in the parking lot.
SHORT-TERM RENTALS
HOA covenants do allow for short-term rentals, making units in Trailhead Lodges excellent income-property opportunities. Homes in the community have consistently strong nightly rental numbers. Regulations even allow short -term rentals to be pet-friendly, an option that typically generates more revenue than those that are not.
