Hi Country Haus Condominium Complex in Downtown Winter Park Offers Convenient Mountain Living in a Prime Location

It's easy to see why properties in downtown Winter Park are so desirable - a quick walk to Main Street's shops and restaurants, less than three miles to Winter Park Resort, on the free local shuttle route, and out-the-door access to world-class hiking, biking, and cross country ski trails make Winter Park real estate some of the most sought-after in Grand County. Hi Country Haus (HCH) condominium complex capitalizes on that prime location: just east of Highway 40 on the north end of the Town of Winter Park, the long-standing condominium complex sits on a 25-acre wooded development nestled along the Fraser River and offers convenient mountain living right in the heart of it all.

An ideal mountain home, getaway, or income property, Hi Country Haus offers plenty of common space complete with a private recreation center and ample parking. The complex is home to 24 three-story buildings with approximately 200 units of varying sizes. Studios, one, two, and three-bedrooms range from just under 400 to over 1,000 square feet. All units have wood burning fireplaces, and many have private balconies, storage closets for that extra gear, and mountain views. The sprawling development was completed over decades, from the mid-1960s to the mid-1980s, and several units have since been renovated.

LOCATION

Hi Country Haus can be accessed off Winter Park's Main Street (Highway 40) with a turn onto Hi Country Drive (by Après Winter Park/Conoco) or Telemark Drive (by Hernando's). It's ideal location makes it easy and convenient to walk to the restaurants and shops that line Winter Park's Main Street, pop down to the Fraser River and enjoy world-class fishing, hop on a mountain bike or cross-country ski trail out your back door, walk to Winter Park Market to pick up groceries, and take the free shuttle up to Winter Park Resort for a day on the mountain. A trailhead for Rendezvous/Idlewild trails is right by the HCH recreation center, and the Fraser River Trail can be accessed near the bridge at the entrance to the complex. You never even have to get in your car!

Driving? Hi Country Haus is only five minutes from Safeway, twenty minutes from world-class golfing, a little over half an hour to the three lakes region, and less than an hour to Rocky Mountain National Park. Everything Grand County has to offer is convenient and accessible. And access to the city is quick - downtown Winter Park is an hour's drive from the west side of the Denver metropolitan area.

RECREATION CENTER

One of the highlights of owning in Hi Country Haus is the private recreation center, a welcome addition completed in the spring of 2016. Homeowners and guests can enjoy the year-round heated indoor pool, fitness center, indoor and outdoor hot tubs, lounge with game room, and outdoor gathering space. The building has Smart TVs, a children's area, laundry facilities (coin and card operated), locker rooms with showers, a fireplace, and free wireless internet throughout. The building is open 6am-10pm seven days a week. Outside, you'll find a playground, covered picnic pavilion, horseshoes, and volleyball. Not only does the recreation center add to the easy mountain living lifestyle, it helps drive strong short-term rental performance for units in Hi Country Haus!

UTILITIES

Water and sewer services for the complex are provided by Grand County Water and Sanitation District. All units have cable television, hi speed internet, gas, and electric. Some have washer/dryers, and laundry facilities are available at the recreation center for those that don't. Trash services are provided - dumpsters are located throughout the complex.

HOMEOWNERS ASSOCIATION(S)

Hi Country Haus is unique as each building has its own homeowners association with a master association (Hi Country Haus Recreation Association) in charge of the recreation center and common areas, including roads, bridges, and trash. Dues for the master association are based on the number of bedrooms in the unit.

Homeowners are also responsible for dues for their building's HOA. Each association chooses a property management company, establishes its own rules/regulations, and sets its own dues. Should you be considering a property in HCH, we'll connect you with all the information specific to that HOA!

Regardless of the building, HOA fees for all units in Hi Country Haus cover cable television, hi speed internet, grounds maintenance, snow removal, water, sewer, gas, and trash. Each unit is responsible for a separate electric bill.
