The quiet neighborhood sits just to the west of Main Street, with paved roads climbing up from Forest Trail to maximize views of Byers Peak and the Continental Divide before looping back down to create a no-outlet community and minimize through traffic. With over 19 acres of open space, treed lots full of aspens and pines, and low HOA fees, Leland Creek is one of the most sought-after subdivisions in the Town of Winter Park. The subdivision was first platted in 2004 with 73 lots ranging from a half acre to 1.25 acres. Since then, a handful of lots have been combined to offer larger lots.

My favorite "lunch loop" ride from Leland Creek is up the Leland Creek Trail to connect to Sundog, climb up to Sunset Pink, cruise down D4, head back up to D3, and ride back down to the Leland Creek Trail. But the neighborhood is connected to hundreds of miles of trails that span all the way to Fraser's Experimental Forest, so you can make your ride, hike, run, or cross-country ski as long or short as you'd like. There is even a short trail that connects the top of Leland Creek to the Elk Run subdivision, making it easy to cut over and hop on the trails wherever you'd like!

UTILITIES

All lots in Leland Creek are on municipal water and sewer and included in Grand County Water & Sanitation District 1: learn more about their tap fees and monthly service fees. Homes in Leland Creek have access to natural gas (through Xcel Energy) and electricity (through Mountain Parks Electric. High-speed internet and cable TV are also available. Trash service is not included in the HOA dues; homeowners can choose from one of Grand County's curbside trash pick-up providers (Waste Management, The Trash Company, and Ranch Creek Waste) or utilize Fraser's pay-as-you-throw and free recycling facility, The Drop

HOMEOWNERS ASSOCIATION

The low HOA dues make owning property in Leland Creek even more desirable. Current annual fees are around $300 (and always subject to change). The homeowners association helps ensure the covenants, regulations, and design guidelines are upheld and is also responsible for open space, including monuments, signs, common area landscaping, fire mitigation, retention ponds, weed spraying, and trails.
