Fraser Crossing + Founders Pointe: Sister Condominium Complexes with Prime Location and Luxury Amenities Steps from The Gondola at Winter Park Resort
Looking for a mountain property with a prime location, huge income potential, and complete ease-of-use to make your mountain living dream a reality? Frasers Crossing + Founders Pointe, two “sister” condominium complexes right at the base of Winter Park Resort, check all the boxes. These ski-in, ski-out condos are a short 150-yard walk through the base village to The Gondola and offer carefree living with all the little luxuries that make it easy to enjoy your time in the mountains.
Built in 2007, the two six-level complexes are connected via an underground parking garage and each boast a third-floor outdoor common space. An extension of the Winter Park Resort base area, these two condominium complexes offer modern finishes and amenities, jaw-dropping mountain views, and quick access to all Grand County has to offer.
LOCATION
Just across Winter Park Drive from Zephyr Mountain Lodge, Fraser Crossing + Founders Pointe are right in the heart of it all at Winter Park Resort. Enjoy quick, easy access to The Gondola for winter skiing and summer laps at Trestle Bike Park, with summer base activities right outside your door and dining and shopping just steps away - all only a short drive from endless trails, golfing, fishing, the Three Lakes region, Rocky Mountain National Park, and more.
Take a two-minute walk across the street to The Village at Winter Park, a quaint shopping and dining area with a train-themed playground, free live music and outdoor movies in the summer, and an ice skating pond in the winter. Hop on The Lift, a free shuttle to downtown Winter Park and beyond. Or take a 5-minute walk down Winter Park Drive to the A-Frame Club Saloon, a nostalgic nod to the ski towns of yore right in the Old Town Winter Park neighborhood (and one of my new favorite après ski spots)!
And the proximity to Denver doesn’t get any better – a short 65 miles from downtown and 90 miles from Denver International Airport. Want to skip the drive? Take the ski train that leaves right from the resort (and steps from Fraser Crossing + Founders Pointe) to and from downtown Denver’s Union Station. Even better, the new Colorado Mountain Rail Project is on track to offer daily passenger service between Denver and Granby (with a stop at Winter Park resort) starting in November 2026.
UNITS
With a combined total of 206 units (91 in Fraser Crossing and 115 in Founders Pointe), the condominium complexes are comprised of studios and 1, 2, and 3-bedroom units, with a total of 54 studios, 87 1-bedroom, 61 2-bedroom, and 4 3-bedroom. Unit floor plans and features vary. Most units feature full kitchens, while others offer convenient kitchenettes. Many include private balconies, baths range from 1 to 2.5, and every unit comes equipped with a modern gas fireplace. Several units have been updated since completion in 2007.
AMENITIES
These sister complexes boast luxury amenities that elevate your comfort and allow you to fully enjoy your time in the mountains. Don’t want to haul your skis up the elevator and store them in your unit? Drop them in your private, on-site ski locker. Need a spot to store your bike? They also offer a common bike storage space. Enjoy the main-floor lobby area with cozy seating and flat-screen TVS on the same level.
Owners and guests of Fraser Crossing and Founders Pointe can unwind in the welcoming third-floor outdoor common spaces in each complex, one of the property’s best features. With huge decks and front-and-center views of the ski slopes, the spaces are the ideal place to come home to after a day of adventure. Soak in the spacious hot tub (so big that it looks like a pool!), grill up dinner on one of the gas barbecues, curl up in cozy seating by the outdoor fire pits, take advantage of the convenient changing rooms, or simply relax in the abundance of outdoor seating while you enjoy the view. You can even pop a load of laundry in the coin-operated laundry room on the same floor and take advantage of the other amenities while your clothes wash. Heated walkways, both in the common spaces and throughout the property, add an extra touch of ease and luxury.
PARKING
Heated underground parking is also one of the perks of these sister complexes. Each unit is assigned garage spaces (1-2 depending on the size of the unit). Parking is free outside of ski season; however, owners and guests are required to pay the resort’s daily rate (currently $21/day) during ski season.
INCOME POTENTIAL
The condos at Fraser Crossing + Founders Pointe are highly sought-after in the short-term rental market and demonstrate strong and consistent rental revenue. Whether you manage the property and bookings yourself, take advantage of Winter Park Resort’s Lodging Rental Management, or utilize a different local property management company, you can have the freedom to block off the dates you’d like to use the property while capitalizing on the time you don’t. Be sure to read up on local short-term rental regulations and management companies as you determine whether or not short-term renting is best for you and your life!
HOMEOWNERS ASSOCIATION
The homeowners association dues vary with the size of the unit. Feel free to reach out for up-to-date HOA dues information on any given property!
Association fees include cable TV, electricity, exterior maintenance, heat, insurance, high-speed internet, ground maintenance (including common spaces and elevators), sewer, snow removal, trash, and water.
Of note, the HOA does allow homeowners to have dogs; however, short-term rental guests need to leave their furry friends at home.
UTILITIES
The complexes are on city water and sewer, use natural gas, and have radiant in-floor heat. All utilities are included in monthly HOA fees.
