Zephyr Mountain Lodge: Living the Dream with Ski-In, Ski-Out Condos Steps from The Gondola at Winter Park Resort
Mountain living at the base of Winter Park Resort? It truly is what dreams are made of. Zephyr Mountain Lodge offers individually owned hotel-style condos nestled in the heart of The Village at Winter Park, just over 100 feet from The Gondola. Grab your gear from your main-floor private ski locker, step out your front door to get first tracks on a powder day, and pop home for lunch before heading back out on the mountain without ever having to find a place to park! Constructed in 1999 and 2000, the Zephyr was the first property to go up in The Village. The mid rise mountain contemporary-style lodge boasts functional layouts, a prime location, and proven income potential, an easy choice for a slopeside living investment.
LOCATION
The two buildings that comprise Zephyr Mountain Lodge flank The Gondola as the only true ski-in, ski-out condos on the mountain: the Slopeside and Riverside buildings offer views for days and quick, easy access to the mountain. If you've ever looked down as you ride up from the base of The Gondola or taken a peek as you cruise down the cat track between Mary Jane and Winter Park, you've seen the inviting outdoor hot tubs of the Slopeside building. With balconies overlooking the base of Winter Park, the Slopeside units are an oasis in the middle of the action. Across the plaza is the Riverside building, sitting alongside the Fraser River with retail units comprising the resort-facing main level. Home to the front desk and fitness center, the Riverside building boasts mountain views and a quick walk to The Gondola.
The Village restaurants, retail shops, and other activities are steps away as well. The tubing hill is just a Cabriolet ride away, ice skating is right out the door, and live music and outdoor movies are around the corner in the summer. Heading into town? The free shuttle stop is across the street, so you can easily ride into downtown Winter Park and back.
UNITS
One, two, and three-bedroom options are available in both the Slopeside and Riverside buildings. In total, the Zephyr Mountain Lodge is home to 108 one-bedrooms, 92 two-bedrooms, 28 standard three-bedrooms, and two three-bedroom penthouses. Since each unit is individually owned, levels of updates vary. All units have gas fireplaces and full kitchens, most have private outdoor decks, and top-floor units have vaulted ceilings.
AMENITIES
Relax in one of the four outdoor hot tubs (two in each building) after a day on the mountain. And take advantage of the on-site fitness center if you still have some energy to burn after skiing, biking, and hiking!
Utilize the community laundry room located conveniently on each level. Store your gear without having to schlep it to your place: each unit is sold with two ski lockers, one private, owner-only and one guest locker. If you're not already living your best life, you will be with the heated parking garage - each unit comes with one parking space in the private garage.
The lodge also has public areas and meeting rooms with free wireless internet available for owner and guest use.
HOMEOWNERS ASSOCIATION
The homeowners association covers all the amenities and all the essentials. Monthly fees ranging from $462-$1650 (dependent on unit size) include cable TV, heat, electricity, gas, internet, insurance, road maintenance, trash removal, recycling, snow removal, ground and structure maintenance, and municipal water and sewer are included. The hot tubs and fitness center are also maintained using HOA fees. Your monthly expenses are known, and a majority of maintenance is provided; you can simply enjoy your mountain home without the typical demands of home ownership.
INCOME POTENTIAL
A Zephyr Mountain Lodge condo can easily be your full-time residence. If it is secondary residence or vacation home, the income potential is proven. Self-managed, higher-end two-bedroom units can average $40,000/year in rental income. And vacation rental management companies like Winter Park Lodging Company can do the heavy lifting if your goal is to enjoy your time in the mountains without managing bookings.
