Rendezvous Colorado Offers Sweeping Views and Secluded, Trailside Mountain Living Minutes from the Heart of Town
Everyone has their own picture of idyllic Colorado mountain living, but we think most can agree that big views and easy access to the outdoors are on most people's short list. Nestled on the forested hillside to the east of Highway 40 between Fraser and Winter Park, the cozy neighborhood boasts a prime location, minutes from restaurants and shopping and a quick drive 10-minute drive to Winter Park Resort. Yet it still manages to give the sense that you're away from it all in your cozy mountain cabin. Plenty of open space is built into the development, and (our favorite!) miles of trails are right out the back door! The connection to nature and expansive views of the Continental Divide, Byer's Peak, and Winter Park Resort make Rendezvous Colorado one of the most desirable locations in the Fraser Valley.

HOME TYPES
One of our favorite aspects of the Rendezvous Colorado development is the array of home types found in the sprawling neighborhood. With its diverse portfolio, the community offers a wide range of price points and options to fit personal preferences. From custom homes to townhomes, the home sizes and floor plans make it easy to find a place you'd love to call home.
The mountain-modern style the neighborhood is known for gives a sense of modern luxury while embracing rustic touches that make the homes fit right in on a Rocky Mountain hillside. Currently under construction are ProngHorn and ElkHorn townhomes (3 bedroom/3.5 bath with 1-2 garages) and RamsHorn single family homes (3-4 bedrooms/3.5 bath with two-car garage). And there are a handful of custom home sites on The Ridge still available. Should you be considering a custom home, note the design guidelines that encourage architectural harmony with the environment. Think earth tones, rock & stone, metal or wood window casings, minimal light pollution, a paved asphalt driveway, and an emphasis on native vegetation. Several of the subdivisions within the neighborhood are complete: Buckhorn paired cabins (2 bed/2 bath with 1-2 car garages), Moosehorn Cabins (3-4 bedroom single family homes with 2-3 garages), and Bighorn Cabins (3 bedrooms + bonus room/optional 4th bedroom/3.5 bath and two-car detached garage). And when one of the homes in the established subdivisions hits the market for resale, it doesn't last long!
TRAIL SYSTEM
Perhaps the very best part of living in Rendezvous is the quick and easy access to the Rendezvous trail system. Miles of trails wind through the neighborhood and connect to the Idlewild trail system in the Arapahoe National Forest. Pop out for a quick run, hike, bike, snowshoe, or Nordic ski without the hassle of packing up the car and driving to a trailhead. Many trails are easy enough for families with kids of all ages to experience together. If you're looking to get your adrenaline pumping, take the trails to the top of the Arrow property and ski down Rendezvous' private back bowl! They even groom trails for Nordic skiing (both classic and skate) in the winter months. The trails really do have a little something for everyone.
The Rendezvous Trailside Wellness Program is an added bonus! Featuring fitness routines for all ages, the program makes it fun and to get a workout in on the trail. We love how dedicated the Koelbel developers are to open space, trails, and being active in the outdoors. And the trails and wellness program are open to the public, so even if you don't live in the neighborhood, you're welcome to take advantage it all!
OTHER AMENITIES
It's not just the trails that make the Rendezvous community special (and desirable!). Mary's Pond sits at the bottom of Rendezvous near Highway 40. Named after Mary Cozens, wife of explorer and the first developer of the Rendezvous property, Billy Cozens, Mary's Pond is the crowning jewel of the neighborhood. While the trails are open to all, the pond is a private for homeowner use. Catch and release fishing at its finest (and right out the door, along with the Fraser River which runs across the base of the community), access to the pond is a coveted benefit of homeownership in Rendezvous. And you can fly fish on the Fraser before tossing a line in at Mary's Pond with the kids.
Finished at the pond? Swing by Mountain Man Park's playground on your way home. Complete with a play structure, picnic area, and fire pit, the community gathering area is yet another perk of living in Rendezvous.
RENDEzVOUS MOUNTAIN CLUB
The outdoor fun and benefits of Rendezvous living don't stop at the community trails and gathering spaces! Rendezvous Mountain Club at the base of Winter Park Resort makes it easy to enjoy year-round fun here on this side of Berthoud Pass. From downhill mountain biking at Trestle Bike Park to enjoying the base activities in summer to skiing and snowboarding one of the best ski resorts in America, Winter Park Resort does adventure right. The Rendezvous Club is steps from the Gondola and conveniently close to the Lift drop off. Members get to take full advantage of the benefits:
HOA
The Homeowner Association dues vary depending on home type, but they remain relatively low as the roads are maintained and plowed by the Town of Fraser. Townhome dues cover exterior maintenance and snow removal while single-family homes are responsible for their own snow removal. Fees are also used to maintain and stock Mary's Pond, maintain gathering areas like Mountain Man Park, and throw the well-attended annual homeowner picnic. Optional additional dues give access to the community dumpsters and Club Rendezvous. The HOA is managed by local company Allegiant Management.
UTILITIES
The entire development is on city water and sewer, and Xfinity 10G internet is available throughout the neighborhood. Trash removal from community dumpsters can be included in HOA fees. Receivers for satellite and cable TV are discouraged but can be installed if done so discreetly and with approval.
RENDEZVOUS FOUNDATION/COMMUNITY ENHANCEMENT FEE
We love the way the Rendezvous Foundation gives back to our community. In 2022 alone, they donated almost $40,000 to Fraser Valley Elementary to support classroom technology, outdoor play, and free after school tutoring. They also generously support the National Sports Center for the Disabled.
One way the Rendezvous Foundation continues its much-appreciated support of the community is through the Community Enhancement Fee. This 0.25% of the purchase price fee is incurred upon every home sold in Rendezvous. The funds from this fee go to the Rendezvous Foundation, a 501(c)(3). Its grants are generally directed toward natural area preservation, community enhancement programs, promotion of arts, affordable housing programs, environmental concerns and outreach programs.
