Tee Off Out Your Back Door: Granby's Grand Elk Offers Mountain Golf Course Living in the Heart of Grand County

As we think warm thoughts and gear up for those long summer days, it's easy to daydream about golf course living here in Grand County. One of Granby's two golf courses, Grand Elk Golf Club's member-owned, award-winning 18-hole course is the hub of community and activity in the Grand Elk subdivision. Walks on the neighborhood trails, cross-country skis on the groomed course trails in the winter, monthly neighborhood happy hours, and members lining up in their golf carts for the annual Granby 4th of July parade give homeowners that small-town sense of community. And the “backyard” is a 7,144-yard masterpiece golf course crafted by PGA Tour veteran Craig Stadler. Grand Elk's location, amenities, home style options, and perks of homeownership make it prime Grand County real estate.

Established in 2003, Grand Elk's master-planned community was dreamed up and developed by Koelbel and Company, the same developer for Rendezvous in Winter Park. Koelbel created nine different communities within the subdivision, each with unique styles of architecture, housing options, and lot sizes. Nestled around the course, the communities take advantage of Grand Elk's expansive acreage while maintaining open space and maximizing views. Whether you're looking for a cozy riverside cabin, luxury single-family home, spacious townhome, high-end duplex, or creekside cottage, you'll find it in Grand Elk's Arrowhead Village, Buckhorn Village, Village at Eagle Ridge, Elk Track Village, the Village at Horseshoe Creek, Village at Mountain Sky, Wild Horse Village, Saddle Ridge Village, or Riverside Cabins!

Grand Elk is just to the west of Highway 40 in Granby with Rocky Mountain and Continental Divide views for days. It's central location right in the heart of Grand makes it the perfect basecamp for you mountain adventures. Enjoy quick and easy access to hiking, biking, skiing, fishing, and more. All Grand County has to offer is minutes away:

  • Across the street from Granby Ranch skiing and year-round fun
  • 20 minutes from world-class skiing and resort amenities at Winter Park
  • 15 minutes from Lake Granby water sports and the shopping, cultural richness and galleries of historic Grand Lake
  • 20 minutes from the wilderness wonderland of Rocky Mountain National Park
  • Surrounded by fly-fishing sweet spots

Homeownership in Grand Elk includes full access to golfing and the high-end clubhouse complete with pool and hot tub Outdoor pool access is hard to come by given our cooler weather for the majority of the year, so those who have access to one on those hot summer days are living their best life here in Grand County!

And homeowners get to skip the line at Granby's post office. Mail is delivered to boxes outside the clubhouse, easy to pick up when they're out walking the dog on the wide paths that meander through the neighborhood.

Should you be purchasing land to develop or buying into an existing Grand Elk home, utility knowledge is key in planning and budgeting. All homes and vacant land in the subdivision are on city water and sewer. Underground utilities include natural gas, electric, and phone. High-speed internet is available through Grand County Internet, Comcast, and Century Link.

The Grand Elk Homeowner's Association base dues are $350/month. HOA dues are used primarily to run the golf course, maintain the clubhouse, and plow + maintain roads. HOAs fees include course membership and perks:

  • Unlimited play with no time or day restrictions
  • Immediate family with children up to age 23
  • Grand Elk Clubhouse pool and hot tub privileges
  • Guest privileges for golf and pool (fees apply)
  • 15% discount on menu entrées in the Grand Elk Grille

Some communities within Grand Elk have additional HOA fees. For example, the Village at Elk Track has an additional HOA for snow removal on the road along with maintenance of the pocket park and common space.

The design guidelines have minimum square footages (i.e. 2200 sq. ft including garage for a single-family home), landscape requirements including manicured areas and native vegetation, and a limit of three different types of exterior material (all of which reflect natural elements like wood and metal - synthetic sidings are prohibited) in order to create unity in the community aesthetics.

Koelbel and Company is currently devoting their efforts to mountain modern single-family homes in the Arrowhead Village community at Grand Elk. Their homes are built on spacious lots and offer 3 and 4 bedroom options with vaulted ceilings, outdoor living space, open-flow floor plans, and 2 or 3 car garages.

Royal Oak Homes is also developing in Grand Elk: the Village at Eagle Ridge offers modern and spacious town homes currently under construction. The 3 and 4 bedroom homes offer well appointed 2,150 + sq. ft floor plans that include courtyards, large kitchen/great rooms, master and guest suites, covered decks and two car garages.
