UTILITIES

Should you be purchasing land to develop or buying into an existing Grand Elk home, utility knowledge is key in planning and budgeting. All homes and vacant land in the subdivision are on city water and sewer. Underground utilities include natural gas, electric, and phone. High-speed internet is available through Grand County Internet, Comcast, and Century Link. 

HOMEOWNER'S ASSOCIATION FEES + DESIGN REGULATIONS 

The Grand Elk Homeowner's Association base dues are $350/month. HOA dues are used primarily to run the golf course, maintain the clubhouse, and plow + maintain roads. HOAs fees include course membership and perks:

  • Unlimited play with no time or day restrictions
  • Immediate family with children up to age 23
  • Grand Elk Clubhouse pool and hot tub privileges
  • Guest privileges for golf and pool (fees apply)
  • 15% discount on menu entrées in the Grand Elk Grille

Some communities within Grand Elk have additional HOA fees. For example, the Village at Elk Track has an additional HOA for snow removal on the road along with maintenance of the pocket park and common space.

The design guidelines have minimum square footages (i.e. 2200 sq. ft including garage for a single-family home), landscape requirements including manicured areas and native vegetation, and a limit of three different types of exterior material (all of which reflect natural elements like wood and metal - synthetic sidings are prohibited) in order to create unity in the community aesthetics.

NEW CONSTRUCTION

Koelbel and Company is currently devoting their efforts to mountain modern single-family homes in the Arrowhead Village community at Grand Elk. Their homes are built on spacious lots and offer 3 and 4 bedroom options with vaulted ceilings, outdoor living space, open-flow floor plans, and 2 or 3 car garages. 

Royal Oak Homes is also developing in Grand Elk: the Village at Eagle Ridge offers modern and spacious town homes currently under construction. The 3 and 4 bedroom homes offer well appointed 2,150 + sq. ft floor plans that include courtyards, large kitchen/great rooms, master and guest suites, covered decks and two car garages.
