The development was previously considered unincorporated Grand County, but it was annexed by the Town of Winter Park in the summer of 2023.  The community now benefits from Town of Winter Park services like plowing and the free shuttle (which previously incurred an additional fee for the complex). With the annexation, Beaver Village Condos now fall under Town of Winter Park short-term rental regulations, property tax rates, and real estate transfer tax requirements. 

The annexation included an easement from Filing 3 for the upcoming Town Gondola corridor and ski back trail from the resort to town, making it an even more desirable location as it will sit adjacent to this in-the-works connection between town and Winter Park Resort!

LOCATION

Two blocks south of downtown Winter Park and two miles north of Winter Park Resort, Beaver Village Condominiums sit just west of Highway 40 on Village Drive. Easily walkable to downtown Winter Park's dining and shopping, on the free shuttle route, just across from the Fraser River Trail, and minutes from the Fraser Valley's extensive trail system,  living at Beaver Village makes it easy to access all the Winter Park area has to offer without even getting in your car. And when the new Town Gondola and ski back trail is finished, it can essentially be ski-in/ski-out property!

Five minutes from the grocery store, minutes to fishing on the Fraser River, twenty minutes from world-class golfing, a little over half an hour to the three lakes region, and less than an hour to Rocky Mountain National Park, everything Grand County has to offer is convenient and accessible from Beaver Village.

Just an hour and half from DIA, the drive from Beaver Village is one of the fastest mountain commutes to the airport. And access to the city is quick - Winter Park is an hour's drive from the west side of the Denver metropolitan area. 

HOMEOWNERS ASSOCIATION

Each of the three filings for Beaver Village Condominiums has a separate HOA and is managed by a different property management company: Beaver Village Management for Filing 1, Mountain Chalet for Filing 2, and Condominium Management Company for Filing 3. All three HOAs allow short-term rentals, making Beaver Village an excellent potential source of income. 

Monthly HOA fees include insurance, building maintenance, grounds maintenance, cable TV, wireless internet, snow removal, trash, water/sewer, and access to the property clubhouse with indoor heated pool, hot tub, sauna, locker room with showers, a meeting room, high-speed internet, coin operated laundry, and front desk services.

Each HOA has different rules/regulations. For example, Filing 2 requires pets to be registered (with written permission obtained from the HOA) and an annual fee paid per pet. UTILITIES

All buildings in the Beaver Village Condominiums development are on municipal water and sewer, have baseboard heat, a fireplace (natural gas or wood burning), high-speed internet, and cable TV. Paved roads and underground utilities make the development even more desirable. 

The original units were built without a washer/dryer - owners and guests have access to a coin-operated onsite laundry facility. However, several units have been updated with in-unit washer/dryers. Should you be interested in or buy a unit without a washer/dryer installed, know that you are welcome to install your own (adhering to the HOA guidelines).
