The homeowners association requires a septic inspection every two years. Homes in Sunset Ridge have access to natural gas (through Xcel Energy) and electricity (through Mountain Parks Electric). High-speed internet (through Starlink, CenturyLink, or Slopeside Internet) and satellite TV are also available. 

Trash service is not included in the HOA dues; homeowners can choose from one of Grand County's curbside trash pick-up providers (Waste Management, The Trash Company, and Ranch Creek Waste) or utilize Fraser's pay-as-you-throw and free recycling facility, The Drop

DESIGN GUIDELINES

If you’re considering buying a lot to develop in Sunset Ridge, it’s important to be aware of the architectural and building guidelines required by the Sunset Ridge Property Owners Association. Potential buyers/builders should note that all properties are designated for private, single-family residences only. Homes must be at least 1,000 square feet with a natural wood, stone, or glass exterior, and include a garage. Maximum building height is 30 feet. Construction must be completed within 12 months, and no temporary or mobile housing is allowed. Each lot requires off-street parking for four cars, and all plumbing must be connected to an approved septic system. 

SUNSET RIDGE PROPERTY OWNERS ASSOCIATION

The Sunset Ridge HOA promotes a strong sense of community by encouraging residents to uphold neighborhood appearance and follow established covenants to protect property values. Home-based businesses with client traffic, commercial vehicle storage, excessive noise, and visible trash are not allowed. Properties must be kept neat, with screened service areas and trash in covered containers. All exterior changes - including fences, tree removal, water features, and antennas - require approval from the Architectural Control Committee. 

While livestock and poultry are not allowed within Sunset Ridge (except for household pets), neighboring properties in the unregulated Horn Ranch area to the west of Sunset Dr. do permit animals like horses and cattle. They are not subject to the Sunset Ridge HOA rules and regulations (but still get to capitalize on the best features of the peaceful community). Sunset Ridge Estates also sits adjacent to Sunset Ridge but is a separate development with its own homeowners association. 

Sunset Ridge Property Owners Association allows short-term rentals, giving properties in Sunset Ridge income potential.
