Fall Means Winter is Around the Corner: Get Your Home Ready for the Cold & Snow

While we love fall with all its colors and crisp air, we know the early morning smoke rising from chimneys and reemergence of the pumpkin spice latte will quickly lead to feet of snow built up in yards and powder days that leave the whole town pulsing with excitement. The opportunity to enjoy the mountains in the winter is one of the reasons we call this place home, but we recognize that the extreme temperatures and heavy snowfall require home preparations that aren't always the norm in more temperate climates. New Loan Conforming Loan Limits for Grand County

Grand County’s conforming loan limit is expected to increase to $715,000 in 2023 for one-unit properties.  This represents a 10% jump from the 2022 limit.  Several lenders are honoring the higher limit now, in advance of the Federal Housing Finance Agency’s (FHFA) official announcement later this year.

This is exciting news for buyers planning to borrow between $647,201 and $715,000, who can now finance their purchase with a conforming loan!  Compared to jumbo mortgages, conforming loans offer greater flexibility with underwriting – including eligible income, maximum debt to income ratio, minimum credit score, and down payment requirements.

Colorado High-Country Commissioners Recognize the Connection Between Short-Term Rentals and the Workforce Housing Crisis

If you live in Grand County full time, have a second home, visit when possible, or are considering investing in a property, it's more than likely you've heard conversations around the shortage of housing for the local workforce. Grand County is not an outlier in mountain communities--workforce housing has become scarce throughout Colorado's high country. While the factors that contribute to the erosion of worker housing in the Rocky Mountains are numerous, many point to the exponential increase in short-term rentals (STRs) such as those listed on Airbnb as potential catalysts.

While our communities are beyond grateful for the…

The Importance of a Local Realtor: Being Present, Involved, and Informed Matters

Winter Park, CO Real Estate

Just yesterday, someone stopped me in the courtyard below our office in downtown Winter Park to ask me about a coffee shop that sells fudge he’d read about, and I easily directed him toward the new coffee shop by Winter Park’s transit center, The Lift. It’s hard to count the number of times I’ve been asked, “Do you live here?” followed by questions that typically only someone who does can answer: Is this the way to the Blue Sky trailhead? Where’s the best sushi place around here? Is there dispersed camping by that lake? Do you know if there will be any outdoor live music this summer? I’m in the same boat when visiting somewhere new–I seek out locals who know their…

What to Know and Consider When Purchasing Undeveloped Property

As the area grows in population and vacation homes, the available acreage for building remains the same. Not only is land a strong investment, should you choose to build, constructing your home from the ground up gives you the ability to create the…

Recent Quarterly Stats Point Toward Continued Strong Appreciation

Grand County, Colorado Quarterly Stats 2022

In the midst of constant speculation about the future of the real estate market, we like to let the stats speak for themselves. The quarterly data for Grand County shows increased value in single family homes, townhomes, condos, and vacant land across the board in the first quarter of 2022. The capacity for remote work as a result of the pandemic coupled with the record-low mortgage rates of the past year and half have resulted in a low-inventory, high-demand market, a market that is recording consistently strong appreciation despite growing mortgage interest rates and geopolitical uncertainty.

How Buying Now Can Save in the Long Run

cost of waiting to buyWhile in line at the grocery store yesterday, I overheard an exchange behind me: “It’s too late. We missed the window. Interest rates are up, and inventory is low. We should just wait until things settle down.”

Real estate inventory and mortgage interest rates make commonplace conversations these days. Many in the market for a new home are wondering: Should I buy now or wait in hopes that things “settle down”?

As the past two years of living through a global pandemic have taught us, no one can predict the future; however, we can look at the facts and statistics to help guide our decision-making process and alleviate our trepidation. While the market may be shifting, the data does not support a dip in…
