Winter Park Ranch in Fraser offers just that - the tranquility of large, wooded lots (several with sweeping mountain views) in a quiet community just 10 minutes from resort skiing, complete with a trail system that runs through the neighborhood giving residents trail access to the town of Fraser and the Rendezvous and Idlewild trail systems.
Winter Park Ranch is one of the most established developments in Grand County, with covenants for the first filing recorded in 1964. Sitting on the hill just to the east of downtown Fraser and weaving around Meadow Ridge Condominiums and other developments, Winter Park Ranch brings the neighborhood vibe in the heart of the mountains. It is one of the largest subdivisions in the Winter Park area, with approximately 340 lots ranging from a half to a full acre. Just outside of the Fraser town limits, Winter Park Ranch properties have a Fraser address but sit in unincorporated Grand County.
With its rich history comes a variety of home style, size, and age in Winter Park Ranch - from cozy, 40-year-old cabins to 5,000 square foot, mountain-modern new builds (and plenty of lots yet to be developed), the neighborhood offers options for a range of budgets and personal preferences!
LOCATION
Ideally located with easy access to all Grand County has to offer, Winter Park Ranch is just five miles from Winter Park Resort, half a mile to the heart of Fraser, 15 minutes from world-class golfing, 30 minutes to the three lakes region, 45 minutes to Rocky Mountain National Park. It sits adjacent to the Rendezvous subdivision (on the east side, without a connecting road but with the Bench Trail connecting the two neighborhoods and their trails).
Understanding which properties are technically in the Winter Park Ranch development can be tricky as people tend to refer to the entire area on the hill above Safeway as "Winter Park Ranch" or "Meadow Ridge Hill." The Meadow Ridge complex sits in the middle of what is Winter Park Ranch proper, which consists of six separate filings of primarily single-family homes (with a handful of townhomes and duplexes). All of the other condominium complexes and developments on the ridge are their own entities (like Sunnyside Flats at Winter Park, Eagle Ridge on the Summit, Summit Trail Lodge, Timbers Condominiums, SilverCrest Condos, SunSong, WinterStar Condos, Whistlestop Townhomes, Cabins at Porcupine Ridge, and more). Homes in Winter Park Ranch can be found on your left as you climb CR 804 (Meadow Mile) from Safeway. When you get to the top of the hill, Winter Park Ranch's single-family homes encircle the Meadow Ridge condos.
The subdivision can be accessed up County Road 804 from Safeway or off of County Road 8.
UTILITIES
Winter Park Ranch's water and sewer services are provided by Winter Park Ranch Water + Sanitation District. Check out the tap fees and monthly service charges here. Natural gas is available from Xcel Energy, and Mountain Parks Electric provides electricity. High speed internet is available in the area. Owners are responsible for their own trash and recycling services.
HOMEOWNERS ASSOCIATION
Winter Park Ranch is currently not governed by a homeowners association. It has been in the past, but the HOA is inactive and the covenants no longer apply. However, the potential for an HOA to form remains.
