Tucked in a stand of hundred-year firs overlooking Winter Park Resort's Village with sweeping views of the Continental Divide, the twenty-four lots in Bridger's Cache sit along the ski corridor trail between Mary Jane Territory and the base of Winter Park Resort and range from approximately 0.2 to 0.35 acres. The development is on city water and sewer, run and maintained by Winter Park Water and Sanitation District, a special district and is governed by State statute and its own Board of Directors. DESIGN GUIDELINES
Most sites in Bridger's Cache have already been developed, and all existing homes adhere to the design guidelines of the subdivision. Should you snag one of the remaining undeveloped properties, it's helpful to know what regulations are in place in terms of your design and build. As a whole, the master plan aims to maintain the natural beauty of the 19-acre setting, including designated areas of wetlands, open space, and old growth forest, The guidelines serve to create and ensure a distinctive character and level of design quality expected of the unique mountain environment and community. Natural, indigenous materials, colors that blend the buildings into their settings, building massing that is responsive to the surrounding natural topography, and a rustic mountain architectural style and quality with emphasis on craftsmanship is emphasized. Varied roof lines, use of different materials, rock pillars, and log/timber use are required. Exterior colors are limited to natural wood tones ranging from brown, ochre, gray, green, and rust red. At least twenty-five percent of the exterior wall surface of each structure needs to be covered in rock, stone or approved simulated stone.
Home sizing regulations are dependent on the lot size but generally require a minimum of 2,800 square feet of livable space excluding the garage and no larger than 9,000 square feet, with building heights dictated by the Town of Winter Park. Garages must be screened from public view with wood veneer and cladding.
Basically, the design guidelines exist to make the neighborhood harmonious to and aligned with the natural surroundings, minimizing disruption to the native environment.
CLUBHOUSE
The clubhouse really is one of the most desirable amenities that comes along with owning a property in Bridger's Cache. It is only available for homeowners, not short-term renters. The pool, hot sub, saunas, ski lockers, exercise facilities, lounge area, bowling, TVs, billiards, and stocked consumables make the clubhouse a one-of-a-kind experience right on the mountain. Homeowners can even reserve the space for a group party. Clubhouse hours are 8am - 10pm, and owners do need to reserve the bowling lanes in advance (with a $25/hour charge for an overseeing technician added to their account).
HOMEOWNERS ASSOCIATION

HOA fees cover common expenses such as insurance, exterior maintenance and landscaping, clubhouse expenses and maintenance, and snow and trash removal. HOA regulations do allow for short-term rentals, making a home in Bridger's Cache an ideal vacation property that allows for rental income. Please note - short-term rental guests do not have access to the clubhouse.
