Around 7 miles to Granby Elementary, East Grand Middle School, and Middle Park High School, properties in Granby Ranch are ideal for families with students attending East Grand Schools. Commuting from the Front Range? A short 90 miles west of Denver, it's a quick trip to your mountain getaway!
NEIGHBORHOODS + HOME TYPES
Granby Ranch has something for everyone. Whether you're looking for a full-time residence, an easy-to-maintain vacation condo, a custom home, a ski-in/ski-out property, or a quiet mountain oasis, the Granby Ranch community has it all (and everything in between)! From established neighborhoods to new developments, the master-planned community manages to offer a wide gamut of options while still staying committed to open space as it winds through the valley and mountainsides along the Fraser River.
Single-family homes line the streets of the Fairways Cabins and Slopeside at Tall Timbers neighborhoods. And custom homes can be build on Night Hawk Ct. in the Night Hawk development as well as along the ridge as Village Road climbs back up past the base of Granby Ranch resort.
Various townhome and condo options also weave throughout the community. Kicking Horse Lodges, built in 2001 are the some of the more established, along with Peak View Townhomes . Of note, nearby units in The Mountainside (built in 1983), while in the community, are not officially part of Granby Ranch - owners do not have access to Granby Ranch benefits and amenities. Some Lakeside development condos on Village Road across from Innsbruck subdivision are also part of Granby Ranch. Aspen Meadows condos on your right as you turn off Highway 40 to Granby Ranch are also considered part of Granby Ranch.
Several new developments provide even more townhome options. Saddle Mountain Townhomes are newly constructed and offer three-story layouts with luxury finishes and ski-in/ski-out access. Base Camp Townhomes sit right at the base of Granby Ranch with 3 bedrooms and 2.5 baths. Wrangler's Crossing luxury townhomes, complete with single-car garages, are some of the newest residences. The Meadows will offer lower cost 2-3 bedroom/1.5-2.5 bath options with large decks and ample bike storage.
HOMEOWNERS ASSOCIATION
All homes in Granby Ranch fall under the SilverCreek Master Association, which includes Granby Ranch as well as other developments such as Innsbruck and Silver Sage. The Granby Ranch Conservancy (a subset of the SilverCreek Master Association) is responsible for Granby Ranch-specific properties (both residential and nonresidential). Within the Granby Ranch Conservancy are both the Granby Ranch Residential Association (Base Camp One, Fairway Cabins, Peak View, Tall Timbers, Eisenhower Cabins, Trailside, Settlers Ridge, Sageland), SolVista Residential Association (Kicking Horse Lodges, Ranch View, Saddle Ridge, Prospect Ridge, Seven Eagles, Lakeview 2-5) as well as the Aspen Meadows condos. Townhomes and condos have additional associations that manage each development and provide exterior maintenance, trash, snow removal, and more. Association dues vary based on the development, but fees in all Granby Ranch Conservancy properties cover Village Road maintenance, beetle control, snowplowing, cross country trail grooming, fireworks, member services, recycling, streetscaping/beautification, weed control, and neighborhood trail construction. Mandatory annual "consumption" fees (currently around $2,300 but always subject to change) also provide homeowners access to skiing, golfing, summer trails, and the clubhouse, as well as several other homeowner perks.
The Granby Ranch Conservancy collects a 1% transfer fee on all home sales, which they use to fund community outreach, community and homeowner events, and more.
AMENITIES + BENEFITS
Granby Ranch homeowners have access to a long list of amenities and benefits. Seasonal ski passes for up to four family members, Nordic skiing trail passes, summer trail access and lift pass for downhill biking, several 18-hole rounds of golf per year (at the Granby Ranch Jack Nicklaus course), complimentary access to the driving range, private riverfront fishing access, food and beverage discounts, opportunity to rent a season locker to store ski gear, access to the homeowners-only lounge during the winter, and full access to the Ranch Hall residents' club.
The Ranch Hall has a cozy lounge area, fitness center, outdoor hot tub, and year-round heated outdoor pool. And a community playground and expanded space are currently under construction. It is a hub for community members - neighbors gather at the Ranch Hall all year long!
DESIGN GUIDELINES + COVENANTS
Typical of a master-planned community, the Granby Ranch Conservancy has covenants in place to ensure homes are well-maintained and neighbors are respectful of each other. Expectations that building damage be repaired immediately, dead or dying plants replaced, and weed and litter control done continuously are among several of the community standards/HOA covenants. The HOA also asks that pets do not run free, and quiet hours are established.
Should you be interested in investing in a single-family home site, it's important to be aware of the design guidelines.The community is committed to preserving its unique environment with the goal of providing a diverse architectural design, "rooted in the local vernacular of western ranching homesteads, combined with mountain contemporary homes, natural materials, and a color palette of local earth tones." Exterior siding may include wood, stone and steel (synthetic products reviewed on a case-by-case basis).
Single-family homes must be varied, with no two homes with the same elevations on the same street. UTILITIES
All properties in Granby Ranch are on city water and sewer. Access to high-speed internet and cable, electricity through Mountain Parks Electric, and natural gas through Xcel Energy are all available. Of note, the cell coverage in the neighborhood can be lacking, so quality internet access is essential for communication. Find a list of utility providers here.
