Val Moritz Village: Centrally Located Quiet Neighborhood of Single-Family Homes on Acre+ Lots

Val Moritz Village is a hidden gem tucked between Highway 40 and Granby Ranch near Snow Mountain Ranch. A turn off Highway 40 onto County Road 88 between Tabernash and Granby will lead you a few miles down a dirt road into what feels like a world away. Its charm lies in the quiet acre+ lots surrounded by pine, aspen, and sagebrush, surrounded by readily-accessible trails and a friendly community of year-round and part-time homeowners.

LOCATION

Located in the heart of Grand County, it really is central to all our Rocky Mountains have to offer. It's just far enough away to feel remote but close enough to be convenient. Lake Granby? 20 minutes. Winter Park Resort? 25 minutes. Golfing at Pole Creek, Grand Elk, or Granby Ranch? Around 10 minutes. Biking and skiing? Out your backdoor. The Granby to Fraser trail literally runs through Val Moritz, and Granby Ranch's miles of trails, including a groomed cross country trail system in the winter, surround the community. Some of the lots even offer the ability to ski in and ski out at Granby Ranch.

Despite its proximity to the Granby resort, subdivision roads do not connect. Its roads end without outlets, keeping the neighborhood quiet and limited to homeowner use. The lack of through traffic, large lots, and central location make homes in Val Moritz a true mountain oasis from the hustle and bustle without sacrificing convenience. 

Val Moritz Village can occasionally get confused with the Innsbruck subdivision in Granby (officially named Innsbruck Val Moritz). As the crow flies, the two are not too far from each other, but Innsbruck is located on the hill as you drive up to Granby Ranch off Highway 40 whereas Val Moritz Village has its own entrance several miles down the highway toward Winter Park. Being relatively "off the beaten path," Val Moritz Village is classified as "unincorporated Grand County," making its property taxes appealing for current and potential homeowners. 

UTILITIES

Underground gas, electric, and phone run throughout the neighborhood, with high speed internet and cable readily accessible. 

All lots require a well and septic system. Because of the unique soils in the subdivision, 
preliminary wastewater testing and engineering including soil profiles and percolation tests have been performed on all lots to establish and predetermine septic and well locations on a multi-lot perspective. Basically, that means an engineering company has already done the work to determine the best well and septic locations for each lot, taking little off your plate should you choose to build in Val Moritz.

The average well depth is 247 feet, and the Homeowner's Association requires Advanced Treatment technology for all septic system (as well as yearly inspections for the systems).

The HOA provides central trash and recycling dumpsters, accessible for an additional fee. 

HOMEOWNER'S ASSOCIATION FEES AND REGULATIONS

The low annual HOA dues of $425 are appealing to homeowners and potential buyers. One of the main costs the HOA incurs road maintenance and snow removal. While the roads within the subdivision are marked as county roads, the county is not responsible for maintaining or them, resulting in that cost being passed on to the homeowners.

The HOA's goal is to create an intimate, quiet community of single-family homes. As a result, short-term rentals are prohibited. The maximum single lot dwelling size is limited to 4,200 square feet including garage (3,500 for living space) with most homes in the 1,500-3,500 square foot range. 

HOA design regulations emphasize minimal disturbance to the land and finishes that blend in with the natural surroundings,  including the use of earth/natural tones on the exterior, light fixtures that minimize light pollution, and landscaping with native vegetation to avoid the use of well water to maintain.
